What are home measurement services?

Measurement services are just what they sound like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How do measurement services work?

During a home measurement or floorplan service, an appraiser measures your home with a measuring tool — generally a tape or laser measuring device. As they walk the property, they note the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may sketch out the property. Then, the appraiser types up a report and a more detailed floorplan showing the total living area of the house and the overall layout. The completed report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a home measurement or floorplan service necessary?

Real estate taxes

Tax records often reflect the wrong area of a property because the values can come from many sources, and occasionally go unverified — which means you may be paying for more space than you own! Unless an appraiser has executed a recent evaluation or home measurement service on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a measurement service before challenging what you're taxed. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Putting a property up for sale

A floorplan service will secure fair market value for your property. Area is one of the biggest factors potential buyers consider when purchasing a home — but since square footage values are often estimated rather than properly measured, your home listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price of your property, but possibly even the amount of interested buyers. The only dependable method of using a definitive GLA when listing your home is to refer to a previous appraisal or home measurement service completed by an appraiser (after any renovation that may have affected square footage).

Material for real estate professionals

To make sure that your client's property sells at a price that accurately reflects true market value, we advise seeking a measurement of the property. Your clients, and especially potential buyers, will be grateful for your thoroughness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tool for attracting potential buyers since they can view the layout and features of the property before and after a tour.
